Lot 1 - Land at Hoy House
Grade 3 arable land and a small area of woodland situated on a south facing gentle slope extending to 33.31 Hectares (82.31 Acres) with road frontage and internal access track.

Lot 2 - Land at Winston
Grade 3 arable land, grassland and a small parcel of woodland, predominantly situated on a south facing slope with gently undulating ground to the southerly sections and a level parcel with river frontage to the southern most boundary. Extending to 77.93 Hectares (192.56 Acres) with road frontage and accessed via a track to the easterly boundary.

Lot 3 - Buildings at Winston
Set back from the access track this agricultural general purpose building is comprised of three elements. The first being a portal frame shed with block built base under fibre cement roof and sides having full height sliding door opening together with a corrugated sheet Dutch barn to the rear and extra height open sided frame building clad in profile sheeting to one end.

The property is set in a grassed paddock area bounded by hedging. The barn measures approximately 412sqm with the total site measuring 0.9 Acres.

Basic Payment Scheme
The vendor will claim Basic Payment Scheme for the 2021 scheme year, therefore the purchaser(s) will be required to sign an indemnification that they will maintain the land in good agricultural and environmental condition and follow the rules of Basic Payment Scheme and Cross Compliance Regulations. Further to this indemnification, the vendor will hold the purchaser(s) liable should the vendor be penalised for any breach of Cross Compliance. The sporting rights (but not the fishing) are included with the sale insofar as they are owned.

The purchaser(s) and their successors in title will take over responsibility for the maintenance of all boundaries insofar as they are owned.

Tenure and Possession
The land is sold with a freehold tenure, completion will not take place until this years crops has been harvested.

Ingoing Valuation
The crop will have been removed and the land will be stubble. If for whatever reason the sale does not conclude swiftly and the Vendor begins work to establish a crop, the Purchaser will in addition to the purchase price, be required to pay for any growing crops, including cultivations, seeds, fertilisers, sprays, lime, new leys and acts of husbandry at cost or market value (whichever is the higher) and any items normally paid for at ingoing.
