Great Waldingfield is a popular village midway between the market town of Sudbury and historic Lavenham. It has a primary school, local pub and useful shop opposite the village green. Sudbury offers an excellent range of shops, schools and recreational facilities, together with a station providing shuttle trains through to the main London Liverpool Street line. The nearby villages of Long Melford and Lavenham also provide further shops and primary schools and the surrounding countryside is most attractive. The house is set right on the edge of the village with open countryside opposite. It was built in 1972 in the grounds of a farmhouse (now a private home) and next door is the original farm building now in use just as a summer grain store.

Hollyfields was built in 1972 with traditional cavity brick walls under a tiled roof. There is a single floor addition at the rear and a large conservatory running across the back of the house has also been added. The present owners have carried out a major programme of refurbishment and the house is presented almost as new throughout. There is a superb 23' fitted kitchen plus utility room, sitting room, open plan dining area, and upstairs are three double bedrooms with two en suites plus a family bathroom. To the side is a garage workshop with extensive parking at the front and to the rear is a mature garden with newly constructed covered seating deck. Along the right hand boundary of the garden is a substantial 19th century building (The Cabin) which was converted some years ago into an outside Studio/Entertainment room and a large store - now in use as a sewing room. Planning permission has been obtained by the owners to convert this building into a two bedroom holiday letting cottage or it would be perfect for a Granny Annexe. Oil fired central heating is provided, with Calor gas for cooking.
