LOCATION


Lavenham is perhaps one of England's finest preserved Medieval weaving villages and contains a wealth of period houses and cottages at its centre. With its wealth founded on the prosperous wool and weaving trade, the village forbearers constructed a magnificent parish church, dominating the village and a fine Medieval guild hall occupying one whole side of the market place, now in the care of the National Trust. There are many fine Tudor, Georgian and Victorian buildings of all sizes. The village is a desirable place to live, providing an unusual number of shops for everyday use which include a butchers, bakers, greengrocers, traditional grocer, pharmacy, post office and co-operative store. There are a number of unusual shops and galleries and several public houses and restaurants. The surrounding area contains many other attractive villages and the nearby market town of Sudbury provides further amenities, many clubs and associations and a station offering shuttle trains through to the main Colchester line with fast services on to Liverpool Street. To the north is the cathedral town of Bury St. Edmunds with a Regency theatre and links by the A14 to Cambridge, the East Coast and the M11 motorway.


THE OLD POST OFFICE


The Old Post Office is Listed Grade II as being of architectural and historical importance. The building dates from the 15th or 16th century and is built on a massive oak frame with a jetted front and two handsome gables with fancy barge-boards. The other elevations are rendered and the roof is mainly mellow hand cut clay peg tiles. The windows are a mixture of leaded light and wooden casements, with secondary glazing inside. Internally the house has evolved through the centuries and has an elegant hall with pretty staircase in the Georgian style and a fine drawing room with inglenook fireplace. There are many exposed timbers with perhaps more to be uncovered and the ceiling above the large main bedroom contains a crown post roof, presently concealed. To the rear is a delightful fully walled garden with a bright southerly aspect, at the edge of which is a useful detached building. This is presently in use as a garage/workshop on the ground floor with stairs up to an annexe bedroom and en suite shower room.


THE HOUSE


ON THE GROUND FLOOR


RECEPTION HALL 15' x 12' (4.6m x 3.7m) East. Ledged and braced front door with secondary glazed leaded light casement windows on either side. Fine Georgian turning staircase with painted banisters and attractive moulded pine handrails. A wide opening through into the dining room with full length glazed panels on either side with views of the garden beyond. Fine inglenook fireplace with massive oak bressumer, fitted with a lovely navy blue gas fired Aga range.
