Lavenham is often described as one of England's finest preserved medieval villages. With its fortunes arising from the wool trade in the 15th and 16th Centuries, the village has a magnificent parish church and a wonderful selection of ancient houses and cottages dating from Tudor timber buildings through the Georgian period to the Victorian era. Today the village is very vibrant with a most active community and useful range of shops including a butcher, pharmacy, bakery, traditional grocer's store and two modern co-ops. There are also a number of interesting shops and galleries and several fine public houses and restaurants. There is a primary school and a modern doctor's surgery. Prentice Street leads off Lavenham's famous Market Place and contains a wealth of fine period houses and cottages - it is one of the villages most favoured side streets. Brett House is near the bottom and close to access to lovely circular walks around the village.


Brett House is Listed Grade II as being of Architectural and Historic importance. It is a late 15th or 16th Century property, which probably began its life as a Long Hall House but was later converted into a Wool Warehouse with cottages at one end. The lower wall at the front, originally jetted, was moved out flush with the upper storey and reconstructed in brick, now with patterned pargetting. The roof has a very tall pitch and would have originally been thatched, but is now cedar shingles, not uncommon in Suffolk, replaced in recent years by the owners. There are many historic features including some wonderful old loading doors on the first floor, fine timbers and good fireplaces. There is a modern fitted kitchen with hardwood and granite worktops and upstairs are two modern bathrooms. To the side are a pair of vehicle gates opening to parking and an old garage which could perhaps be replaced with a double cart lodge garage and better parking. The house has an unusually large garden.



Reception Hall 14' x 12' (4.25m x 3.65m) At the centre of the house, a fine room with heavily exposed ceiling timbers, splendid red brick arched fireplace and chimney breast with quarry tiled hearth, ledged and braced stable front door and casement window to the front, radiator and doors to the kitchen, inner hall and dining room.

Inner Hall 8' x 4' (2.5m x 1.2m) Linking the reception hall and the sitting room, radiator, timbered ceiling and a door to the downstairs cloakroom.

Side Access and Garage At the lower end of the house is a brick and flint wall with a pair of timber gates 8'3" (2.5m wide) leading to a block paved parking area and a garage. The garage itself (measures 19' x 11' 5.8m x 3.4m) is an older pre-fabricated garage with twin timber doors and windows. However, there is room to replace this garage with a double garage or twin cart lodge and off street parking in front.

The Garden 74' (22.6m wide) x 64' (19.5m long) An unusually large garden for Lavenham bordered on three sides by mature fences. Flagstone terrace behind the sitting room and matching path running round behind the conservatory to the front and garage. The main part is laid to lawn with flower beds, rockery beds on three sides and on the right is an octagonal summer house.
