THE LOCATION


Lavenham is often described as one of England's finest preserved medieval villages. With its fortunes arising from the wool trade in the 15th and 16th Centuries, the village has a magnificent parish church and a wonderful selection of ancient houses and cottages dating from Tudor timber buildings through the Georgian period to the Victorian era. Today the village is very vibrant with a most active community and useful range of shops including a butcher, pharmacy, bakery, traditional grocer's store and two modern co-ops. There are also a number of interesting shops and galleries and several fine public houses and restaurants. There is a primary school and a modern doctor's surgery. Water Street is in the heart of the village and contains some of the earliest timber framed houses in Lavenham. It is only a moment's walk from the High Street and Market Place.


THE PROPERTY


21 & 22 Water Street is Listed Grade II as being of architectural and historic importance. The listing suggests they are a pair of late 18th century cottages with rendered elevations and a tiled roof with the two bay windows but heavy timbers inside suggest a much earlier origin, perhaps early 16th century. The interior contains some fine oak beams and both the main reception rooms have fireplaces. The house still retains two front doors and two staircases with a connecting door on the ground floor as it has been in use as a single property for some years. To the rear, with useful pedestrian access, is a pleasant and sunny garden with a nice aspect over other gardens and historic properties beyond. There is gas fired central heating but the house does require updating with replacement kitchen and bathrooms etc., there is also considerable potential to re-divide it into two cottages, splitting the garden, something for which there is clear precedent in Lavenham.
