THE LOCATION

Long Melford is an historic village, which contains a wealth of fine period houses and cottages along its High Street, one of the longest in England. It has an excellent range of facilities including a doctor's surgery, primary school, many pubs and restaurants and a good range of shops. The nearby market town of Sudbury and historic Bury St. Edmunds to the north each provide a further range of facilities, together with road and rail connections to London and the surrounding area. Orchard Brook is a recently completed new development right in the centre of Long Melford tucked off the main street. It is only a moments level walk from the shops, pubs, and all the facilities. At the back of Orchard Brook a footpath leads out to the countryside with lovely walks by a Brook and across open fields towards the River Stour. The centre piece of Orchard Brook is an attractive green and Number 24 looks straight out across it.

THE PROPERTY

The house is the centre of just three properties built in traditional style with rendered elevations and a tiled roof, with traditional style windows. It provides surprisingly roomy accommodation including a 20' long sitting room and large kitchen/dining room. To the rear is a pleasant enclosed garden, partly walled with a gate at the end leading to two private parking spaces behind. There is gas fired central heating and the house has a high standard of insulation. The present owners have maintained it in superb order and have already upgraded the kitchen to a higher specification.
