The Guild 2026 Awards & Mystery Shop
All Guild Members will automatically be entered into The Guild 2026 Awards. As part of the judging process, there will be a Mystery Shop carried out on each participating Office. The Mystery Shop provides valuable, independent insight into how your Office performs from a customer’s perspective. It helps identify strengths and areas for improvement, supports training and development, and ensures consistent service standards across The Guild. By benchmarking performance and maintaining high-quality customer experiences, we strengthen both your business and the reputation of The Guild network as a whole.
The Mystery Shop will be designed with Guild Members in mind, with questions and criteria tailored to ensure they are relevant, meaningful, and reflective of our network’s customer service standards.
Please note that the Mystery Shop Awards will not be split between Sales and Lettings. All Offices will have a Mystery Shop completed on Sales, unless they are Lettings-only Offices.
To support the administration and delivery of this initiative, a £10 per month charge for three months (totalling £30 per Office), will be added to your November 2025, December 2025, and January 2026 Direct Debits. All Guild Member Offices will be included in this process unless they have chosen to opt out; the opt out window closed on Friday 15th November at 5.30pm.
The Mystery Shops will be conducted during November and December 2025, ensuring results are ready ahead of The Guild 2026 Conference. Each participating Office will receive a copy of their individual Mystery Shop report, providing detailed feedback and valuable insight into performance from a customer’s perspective. In addition to the main Awards, there will be separate awards recognising excellence in Social Media and Referral activity, further celebrating the breadth of achievement across our network. The Guild 2026 Awards will once again recognise performance regionally, with Bronze, Silver, and Gold winners in each category. Gold winners will be invited on stage at the Conference to receive their Awards.
