6 5 4
  • Beautiful country home close to Bristol
  • c 2.7 acres of stunning gardens and grounds
  • Separate three bedroom cottage
  • Two barns offering further potential
  • No onward chain

A quintessential large English country cottage in mature grounds of some 2.7 acres offering easy access to central Bristol. Brockley Cottage is an appealing Grade II listed, primarily thatched house together with a single storey stone three bedroom cottage and listed barns with wonderful gardens and grounds that include two paddocks, a secret walled garden and an elephant bath. The property is packed with some wonderful and intricate features including an inglenook fireplace, stain glassed mullion windows and flagged stone flooring to name but only a few.
This truly individual property provides a beautiful family home but will also allow an incoming purchaser some incredible versatility to create guest accommodation, annexing or space for home working perhaps. There is also huge potential to further develop the sizeable barns if the need arose for additional accommodation or studio space for example, subject to any necessary consents that might be required.

Under the current ownership, the property underwent an extensive renovation in 2002 to include a renovation of Garden Cottage and upgrading of a "Smallbone of Devizes" kitchen/Breakfast room. A carefully considered and sympathetically designed two storey extension was added in 2009. In the same year the thatch was expertly renewed and has been carefully maintained since with a comprehensive overhaul taking place in 2021 for peace of mind. Furthermore the heating system was upgraded in 2017 to include a high efficiency boiler and a much enjoyed summer house was lovingly overhauled to facilitate outside entertaining. The interior was also redecorated in 2019.

History - Steeped in local history Brockley Cottage is referred to by Nikolaus Pevsner in his book "The Buildings of England" in which he says "The charm of the house is in the early Victorian contribution: fanciful barge boarded gables of different sizes and happily accidental positions". He continues "there is a persistent rumour that one of the outbuildings was originally an elephant house erected by The East India Company for an elephant that they had brought over." This refers to an elephant brought to this country in the early 18th century by a local land owner and Member of Parliament, John Pigott to haul timber from the nearby woods. The building referred to as an elephant house has now been converted into a separate cottage but the stone lined elephant bath remains within the grounds.

THE BARNS AND OTHER OUTBUILDINGS

The barns comprise two large garden rooms/workshops and a sizeable, double width garaging. Additionally there is a timber framed summer house, garden store, wood shed and a gazebo within the walled garden.

GARDENS AND GROUNDS

Without doubt, one of the most predominant features if this character filled residence are the beautifully tended, undulating gardens and grounds that really come into their own on a summers day.
Approached through entrance gates by a winding gravel driveway terminating in a turning area in front of the house. To the south is a large level lawn (formerly a grass tennis court) and stone lined pond which is believed to have been the aforementioned elephant bath. Behind the house, on the east side, there is an attractive walled garden with lawn and herbaceous borders, a tiled summerhouse and a mature magnolia growing against the southern end of the house and shaped yew trees. Additional vehicular and pedestrian access is available from Chelvey Batch, directly behind the property, with a choice of automated gates (leading directly into the parking area) or two five bar gates that provides useful access for the gardens and paddock land. The grounds are characterised by a fine selection of mature trees and one of the tallest climbing roses in the country.

LAND

There are also paddocks on either side of the entrance drive, both with field shelters. To the south is a paddock amounting to around one acre and to the north about half an acre.

Location - Brockley Cottage occupies a slightly elevated position on a west facing wooded hillside that looks towards the Bristol Channel. The village of Backwell is about half a mile to the North which provides local shopping needs, a comprehensive school of excellent reputation, medical and dental services and a main line railway station with a service linking to London.

The property is situated approximately eight miles to the south of Bristol City centre, set back from the A370. It is within easy access to the motorway network at junctions 19 to 21 of the M5 and within three and a half miles of Bristol International Airport. Nailsea and Backwell station (within two and a quarter miles) provides links to Bristol Temple Meads and London Paddington (Circa two and a quarter hours). The area has several beautiful churches and a choice of public houses. Nearby Nailsea offers comprehensive facilities including supermarket shopping (Waitrose and Tesco), post offices and banks to name but a few. Those who enjoy country pursuits such as walking, riding, wildlife and the enjoyment of local beauty spots will not be disappointed with many beautiful walks quite literally on the doorstep. The area is also particularly well served for schooling in both state and private sectors.
