The Nyth Lodge is beautifully situated in the heart of the Upper Wye Valley, seven miles downstream from Builth Wells and 35 miles upstream from Hereford, within an Area of Outstanding Natural Beauty. The surrounding countryside is spectacular, with grassland farms, wooded hillsides, and striking oak woodlands bordering the River Wye.

The Lodge

Nestled within ten acres of woodland, lawns, rhododendrons, and magnolias, the lodge offers direct access to a scenic riverside walk along fast-flowing rapids and peaceful pools. The spacious lodge features six double bedrooms, two with en-suite shower rooms, plus four additional bedrooms and two further bathrooms. There is a welcoming entrance hall, a generous living room with a stone fireplace and Clearview log burner, and a dining room. The fully fitted kitchen includes a bay window with a seating area and a large table overlooking the renowned Cafn Pool.

Additional rooms include a utility room, a members’ store, rod room, workshop, and a garage used as a log store. Magnificent river views are available from the living room, dining room, kitchen, and three bedrooms. The lodge overlooks the Cafn Pool, home to abundant wildlife, including kingfishers, dippers, herons, egrets, sandpipers, wagtails, mallards, mandarins, and occasionally visiting otters.

History

The lodge occupies the site of Lord Hereford’s original fishing lodge built in 1900. After the old lodge was destroyed by fire in the 1970s, it was rebuilt on the same foundations. John Robinson of Bristol, a passionate salmon fisherman, purchased the property around 1955, and the current owners acquired it in 1995, forming the Nyth syndicate.

The Nyth has long been celebrated as one of the finest fly fisheries on the Upper Wye. Augustus Grimble, in his 1913 book The Salmon Rivers of England and Wales, described it as “the best bit of the whole Wye,” praising its scenic setting and superb angling.

Non-Fishing Members

While early syndicate members were primarily keen anglers, the focus has broadened over time as salmon numbers declined. Many current members enjoy the lodge for its riverside tranquility, local walks, and exploration of the surrounding area rather than fishing. The region offers stunning views, wildlife, and easy access to attractions such as the Brecon Beacons, Hay-on-Wye with its literary festival, the scenic Abergwesyn Pass, and the Victorian Elan Valley reservoirs. Other highlights include the Rhyader Red Kite feeding station and the nearby Usk Valley.

The Syndicate Structure

The syndicate is organized into six groups of three shares, covering the lodge, land, woodland, and fishing rights, all held under a Trust Deed originally drawn up by Pinsent Masons. The shares currently for sale comprise two groups of three, allowing prospective purchasers either to acquire a complete group or individual shares.

Within each group, members may hold 1, 1.5, 2, or 3 shares. Shareholders may retain all three shares for exclusive use or sell portions to friends. Certificates are issued by the Hon. Secretary upon transfer.

The Trust Deed

The Trust Deed governs the syndicate professionally and fairly. For 30 years, it has operated smoothly. A yearly rota allocates 10–11 periods of exclusive lodge and fishery use per three-share group, covering early March to mid-October. Sessions are evenly split between midweek and weekends. Members may invite guests to fish or enjoy the lodge, and the lodge can also be booked for exclusive use outside the fishing season.

A local cleaner manages laundry and changeover duties, and a gardener maintains the grounds. Annual subscriptions cover maintenance, council tax, insurance, and basic running costs, typically around £1,700 per share, with members paying for personal electricity and minimal bedding charges.

The Nyth and Tyr Celyn Fishery

Shortly after acquiring the lodge, the syndicate purchased the adjoining Tyr Celyn Fishery upstream. Together, the two fisheries offer over 2,400 yards of double-bank fishing. The Nyth features rocky channels and stable pools that fish well even when other Wye beats slow down, while Tyr Celyn’s wider gravelly pools excel during higher water levels.

The Cafn Pool is one of the finest on the Wye, famous for producing exceptional salmon catches. The two fisheries are widely regarded as among the most attractive beats on the river, consistently ranking in the top three for recent catches.

Catches

Historical records illustrate the lodge’s rich angling heritage, from photographs of ghillie Geoff Franks catching nine salmon on consecutive casts to a 52.5lb salmon caught in 1929. Salmon catches fluctuate with river conditions; dry seasons reduce numbers, while rainy years produce abundant catches. Over the past fifteen years, the average salmon catch has been 31 per season, with the lodge also offering excellent fly fishing for trout and grayling.

The Nyth syndicate offers an opportunity to acquire shares in this exceptional property. A complete group of three shares is priced at £240,000 (£80,000 per share), allowing exclusive use or partial sale to friends. Individual shares within the second group may also be available at £80,000 each. A copy of the Trust Deed, outlining member rights and responsibilities, is available to prospective purchasers.
