SWIMMING POOL
The current owners have completely overhauled and refurbished the swimming pool complex to produce a state of the art indoor complex heated by a green BIOMAS boiler system. The pool is 4.5 meters wide and 8.8 meters long and has a depth of 0.75 meters at the shallow end and 1.4 meters at the deep end. The pool is kept around 29-31 degrees which is regarded as the ideal swimming temperature.

The swimming pool house also has a sunken hot tub that seats 5 people and a tots tub - a small play pool which is 18 inches deep and warmer that the main pool. Again, both are heated via the BIOMAS boiler system.

There is a changing room with a shower, toilet, basin and baby changer. The pool house also hosts a wicker designed sofa, chairs and coffee table so people can relax in comfort whist watching their children in the pool, hot tub or tots tub.

The sauna is a great way for adults to relax and unwind on their holiday.

GAMES ROOM AND OUTDOOR PLAY AREA
The games room is another excellent facility on the site offering further entertainment for all of the family including the kids and of course the adult (big kids!). The spacious room includes a pool table, table tennis, table football and air hockey and could also be used for other leisure activities. Immediately outside the games room is a large decked sitting area which enjoys the stunning views over the grounds and countryside.

There is a further outdoor play area with a play boat, swings and trampoline and plenty of grounds for the children to run around in.

OUTDOORS AND THE LAND
Smythen Farm is perfect for those who love outdoor living. The stunning location enjoys delightful far reaching views in all directions across the neighbouring fields, wooded valleys, countryside and towards Exmoor and the rugged North Devon coastline and the Bristol Channel. The land amounts to approximately 15 acres in total and surrounds the main farmhouse and the cottages and extends away from the property mainly on the northern and western sides.
