1 The following are details of the covenants contained in the Conveyance
dated 6 September 1928 referred to in the Charges Register:-
The Purchaser for herself her heirs and assigns and to the intent and
so as to bind not only herself personally but also (so far as
practicable) all persons claiming title under her to the land and
premises hereby conveyed and released or any part thereof and to bind
such land and premises into whosesoever hands the same may come hereby
covenants with the Vendor his heirs and assigns owner or owners of the
residue and remainder of the said building estate for the time being
and from time to time remaining unsold in manner following (that is to
say).
1. NOT to alter or permit to be altered the external plan or elevation
of the said messuage or dwellinghouse without the license and consent
in writing of the Vendor his heirs or assigns for that purpose first
obtained.
2. NOT without such consent as aforesaid to erect or permit to be
erected upon the said piece of land or any part thereof any new
building or erection (except outhouses behind the existing messuage).
3. NOT at any time hereafter without such consent as aforesaid to
convert or use the exisiting messuage or any part thereof or any
building to be erected on the said land as a place of public resort or
amusement or sell or manufacture or permit to be sold or manufactured
on the said premises any intoxicating liquors or drinks or carry on or
permit to be carried on any trade business or manufacture or other act
matter or thing in or upon the said premises whereby any damage
nuisance or annoyance shall be occasioned to the Vendor his heirs or
assigns or his or their tenants or tenants of property adjoining or
adjacent to the said premises or use or permit to be used the same for
any other purpose than as a private dwelllinghouse only.
4. NOT by reason of the Purchaser her heirs or assigns having enjoyed
any right or advantage in respect of the said piece of land hereby
conveyed and released or any building erected or made therein or
thereon for any period required by law for the acquisition of any
easement or by reason of any doctrine of law or otherwise howsoever to
claim to have acquired or to have or be entitled to any easmeent upon
or over any part or parts of the adjoining lands of the Vendor his

nothing in these presents contained shall operate so as to prevent the
Vendor his heirs or assigns at any time and from time to time releasing
varying or discharging any covenant or covenants entered into or which
may hereafter be entered into by the Purchaser or Purchasers of any
other part or parts of the said building estate or from dealing with
the residue and remainder of the said estate for the time being
remaining unsold in any way which may to him the Vendor his heirs and
assigns seem good PROVIDED HOWEVER that in case the Vendor his heirs
or assigns shall release vary or alter any covenant or covenants as
aforesaid or shall acquiesce in the breach thereof or shall deal with
the remainder of the said estate in any manner which to him or them
from time to time shall seem good the covenants herein contained shall
continue in full force and enforceable by the Vendor his heirs and
assigns any doctrine of law to the contrary notwithstanding and
notwithstanding any alteration in the character of the said estate.
2 The following are details of the terms of the modification contained in
the Deed dated 2 August 1963 referred to in the Charges Register:-
In pursuance of the said Agreement and in consideration of the Covenant
on behalf of the Owner hereinafter contained the Trustees hereby modify
the said Covenant to such an extent as to enable the Owner to use the
said property as the Turf Accountants Office.
