Tucked away in the picturesque village of Newbridge-on-Wye, Arosfa is a beautifully modernised three-bedroom home that perfectly balances period character with stylish contemporary living. Set back from the A470, this inviting property offers privacy, tranquillity, and stunning views stretching over the village rooftops to the rolling green hills of Mid-Wales.

Step through the front courtyard garden and up to the welcoming entrance, where a warm and spacious hallway opens into a beautifully reconfigured dual-aspect living space. Once two separate reception rooms, this generous lounge now provides an expansive, light-filled setting for family life and entertaining—complete with a charming wood-burning stove nestled in a feature fireplace, ideal for cosy evenings all year round. To the rear, the heart of the home awaits. The sleek, modern kitchen has been thoughtfully redesigned and features ample space for culinary creations, flooded with natural light from two skylights above. A door opens directly to the rear garden, blending indoor comfort with outdoor charm.

Upstairs, the accommodation continues to impress. Two generous double bedrooms—one to the front, one to the rear—boast open views and abundant natural light. A third spacious single room currently serves as a tranquil home office. The stylish family bathroom features a contemporary suite with a bath and overhead shower, perfect for unwinding after a long day. Outside, the magic continues. The south-westerly facing rear garden is a true suntrap—an idyllic sanctuary with a paved patio for al fresco dining, a gently sloping lawn, raised beds, and mature fruit trees. A charming stone-built garden store adds practicality and rustic charm.

With unrestricted parking nearby, original features preserved, and tasteful upgrades throughout, Arosfa is more than a house—it's a lifestyle. Whether you're seeking a peaceful family home, a rural escape, or a place to enjoy the best of village life and countryside views, this property offers it all.

The property is positioned centrally within Newbridge-on-Wye, which is located roughly in the middle of Wales, and lies 7.1 miles south of Rhayader. The main road running through the village is the A470, running from Rhayader to the north and Builth Wells to the south. The B4358 also passes through the village; it runs from Beulah in the west through to Llandrindod Wells in the east. This road system is useful for commuters traveling from west and north-west Wales to areas in the south. Newbridge-on-Wye was historically a stop off point for drovers, who moved livestock from place to place. Newbridge-on-Wye proved to be an ideal location for drovers to stop and rest because it afforded a safe crossing-point on the river Wye. This led to a settlement forming, including a large number of pubs. This fact is celebrated by the statue of a drover on the village green. Newbridge-on-Wye also sited a railway station on the Mid-Wales Railway, until its closure on December 31, 1962. The site of the station is now occupied by a housing estate, although the old railway bridge still remains.
