Location:

The hamlet of Hillend Green is a couple of miles outside Newent, a historic market town well known for its striking medieval timber buildings and a high street which boasts a myriad of independent shops, welcoming cafes and bustling pubs. Additionally, on the periphery of the town centre, there are numerous garden centres, alongside reputable primary and secondary schools.

The charming village of Gorsley is also around two-and-a-half miles away. This sought-after settlement offers an enviable blend of rural beauty and everyday convenience. At the heart of the community lies a well-regarded primary school, Gorsley Goffs. A particular highlight of village life is The Roadmaker Inn, a characterful public house run by former Gurkha soldiers, renowned for its distinctive fusion of English and Nepalese cuisine. The village centre provides a vibrant community hub, featuring a recreation ground with children's play park, a well-stocked shop and post office offering local produce and essentials, and a welcoming café set within the Baptist church, serving freshly prepared light lunches and homemade treats. Gorsley Village Hall further enriches community life, hosting a variety of social and leisure activities, from film nights and fitness classes to private events and celebrations.

The area is enveloped by glorious countryside, and the enchanting Kempley Woods is worth a special mention. This is awash with swathes of seasonal daffodils at the dawn of spring. There is also easy access to the enigmatic Forest of Dean, an area that gives 24,000 acres of ancient woodland, presenting an ideal landscape for outdoor activities such as walking and cycling.

The Exceptional Equestrian Facilities:

Moores Farm occupies approximately 17.5* acres of predominantly level, free-draining pasture which encircles the property offering both privacy and easy access to the surrounding land and facilities.

Far exceeding the typical equestrian offering is the impressive 40m x 70m sand-and-fibre arena, equipped with an electronic watering system supplied via a private borehole, ensuring excellent riding conditions throughout the year. Complementing the Olympic-size arena is a superb range of professional-grade facilities, including 16 stables, one field shelter, a lunge pen and a horse walker - thoughtfully designed to support a comprehensive training regime.

The land is divided into a number of well-established paddocks, offering flexibility for individual turnout or larger herds. One of the larger paddocks features a gentle natural slope, presenting an excellent opportunity for the creation of a cross-country schooling area or additional training facilities.

A spacious yard and turning circle provide ample parking and manoeuvring space for horseboxes, trailers, and agricultural vehicles, enhancing the practicality of the holding for both private and professional use.

The property is also exceptionally well placed for access to a number of renowned equestrian venues and training centres, including:

• Hartpury College – 8.5 miles
• Moores Equestrian Centre, Course Lawn – 11 miles
• Prestige Equestrian – 17 miles
• CCR Equestrian – 17.5 miles
• Rectory Farm – 28 miles
• David Broome Event Centre – 41 miles

Together, these facilities and connections make Moores Farm a highly capable and versatile equestrian property, equally suited to private enjoyment, training, or professional competition pursuits.

There is an active planning application (awaiting consideration as of June '26) for the erection of a further stable block consisting of up to a further 16 stables depending on desired configuration – More info available via Forest of Dean Planning Portal - P1000/24/FUL

The Home at a Glance:

This generously proportioned four-bedroom home boasts three formal reception rooms, and while it feels wondrously private and secluded, the residence is far from isolated - various villages and market towns lie within easy reach, as does the M50 motorway.

Believed to date from the late 18th century, the oldest part of the house is steeped in character, with timbers reputedly salvaged from ships still visible in the impressive exposed beams of the principal sitting room. Rich in period charm, this inviting space centres around a brick inglenook fireplace with a wood-burning stove, while a timber-framed opening leads through to the formal dining room adjoining the kitchen.

The kitchen is both practical and welcoming, with ample space for informal dining. Fitted with wooden Shaker-style cabinetry topped with durable granite work surfaces, it includes a double Belfast sink, integrated dishwasher, electric Rangemaster cooker, ceramic hob with extractor hood, and a useful utility room beyond, providing space for laundry appliances and housing the oil-fired boiler.

A particular highlight is the triple-aspect drawing room, flooded with natural light and enjoying direct access to the garden through French doors. Equally appealing in the winter months, the room features a handsome flagstone fireplace, creating a warm and atmospheric setting.

Two staircases link the ground floor to the first floor-one rises from a lobby beside the drawing room, and another is concealed behind a characterful wooden door in the sitting room-adding to the home's period character.

Upstairs, there are four bedrooms. The principal bedroom is a bright dual-aspect retreat, with dormer windows capturing both sunrise and sunset views. It benefits from fitted wardrobes, useful eaves storage, and an en-suite bathroom comprising a P-shaped bath with shower over, plus a vanity unit, WC, and heated towel rail.

Two further bedrooms are generous doubles, both featuring partially vaulted ceilings with exposed beams, while one also incorporates an airing cupboard. The fourth bedroom, currently arranged as a study, could equally serve as a comfortable single bedroom.

The family bathroom is appointed with a double-ended clawfoot bath with a shower attachment, vanity unit, and WC.

Outside, the private garden is predominantly laid to lawn and enhanced by a selection of established specimen trees, including a mature magnolia. There is also space for growing fruit, vegetables, or cut flowers. Nearby, a natural lake bordered by trees creates a tranquil glade, giving an ideal space for forest bathing or wildlife watching.

Nestled within the garden is a fully insulated cabin, offering excellent versatility as a home office, studio, scope for additional accommodation, or summerhouse. Equipped with power, lighting, drainage, hot and cold water, air conditioning, and heating, it provides comfortable year-round use.
