Sellers Insight:

We have been the owners of Derwent House since 1989, for many years using it mainly at weekends while we worked in London, but since 2017 as our sole home.

During this time we have transformed the house and garden into a lovely home which we and our children have loved. Located at the centre of the village of Lea yet being a matter of a few minutes' walk to the beautiful Herefordshire countryside, we feel we have had the best of all worlds. We are also less than 10 minutes' drive from the historic and picturesque town of Ross on Wye with its many local attractions and amenities, about half an hour's drive from the cathedral city of Hereford and 20 minutes in the other direction from Gloucester.

We will be very sad to leave the home we have loved for so many years, but the demands of looking after grandchildren who live some 150 miles away mean that we must regrettably now do so.

Location:

The welcoming village of Lea features an excellent array of amenities, which includes an excellent village shop, a church, a garage, a Church of England Primary School and a pub - The Crown Inn, a recently renovated 15th-century inn.
Lea also benefits from excellent transport links. The beautiful market town of Ross-on-Wye is five miles away and offers further amenities. The high street features an assortment of supermarkets, shops, independently-owned boutiques, a range of restaurants, welcoming pubs and various leisure facilities.

The home at a glance:

Derwent House, a former block of stables, is believed to date back to the 1700s. While the home continues to exhibit its historic character, it is also equipped with all the touches that are desirable for modern life - such as good phone reception, internet connectivity, an electric vehicle charging point and solar panels are due to be fitted to the east-facing roof. The home is configured to ensure that many of the rooms enjoy views over the garden, which features a level lawn and mature trees. Every season brings a new delight within this show-stopping outdoor expanse; the flowerbeds are planted with a glorious variety of blooms which come into flower throughout the year - and the home itself is adorned with wisteria, jasmine and roses, which set an enchanting scene.

A porch offers ample space to remove shoes and coats after spending time enjoying the great outdoors, which is particularly useful as there is a network of country walks and cycle routes nearby. This leads into a dining kitchen, which features a tiled floor, wooden shaker units, a Neff double oven, a ceramic hob and an extractor fan which is housed within an ornately carved casing. In addition, there is space and plumbing for a dishwasher, a washing machine and a tumble dryer, room for a fridge/freezer and an area for a dining table and chairs. Of the three reception rooms, there is a dual-aspect music room, a sitting room - complete with a stone fireplace and a wood-burning stove - and a conservatory. The ground floor also accommodates a chic bathroom - complete with a classically beautiful clawfoot bath with a shower attachment, a WC, a basin and electric blue tiling.

The first floor houses three double bedrooms. The largest two are found on opposing ends of the home and each one features built-in wardrobes, shelving and drawer storage which stretch across one side of the room. In terms of washing facilities, there is a family shower room on this level of the home, which is equipped with a walk-in shower, basin, WC and heated towel rail.
