Why You'll Like It
The Brass Bolt Shop is a tastefully converted stone cottage within Perran Foundry, a Grade II Listed former foundry with a fascinating industrial past. Tucked at the back of this small, friendly development, the cottage is well insulated, cool in the summer and warm in the winter thanks to its really thick stone walls and high end redevelopment 14 years ago. The cottage looks out onto copious trees at the back and provides a sense of tranquility and privacy.

Inside, a vaulted, beamed double height living and dining room forms the heart of the home, with a mezzanine snug above, ideal for reading or watching TV. The kitchen has solid oak worktops and integrated appliances, and the whole of the ground floor has a lovely slate floor warmed by underfloor heating.

There are two bathrooms: a ground floor shower room and an en-suite with bath and shower to the main bedroom upstairs, which also has a walk-in wardrobe. A small, private decked terrace opens off the first floor, and there’s a private parking space for you next to the cottage, plus visitor parking elsewhere in the development.

There is a fabulous nature reserve and lots of woodland walks and streams with access directly from the development.

Perfect for dog walkers and nature lovers.

Chain free, this is a genuine lock-up-and-leave home, and would equally suit someone wanting a wonderful permanent base in Cornwall. It’s also a proven holiday let: the current owners have run it successfully for over a decade, and a local holiday let company projected £17,000 to £21,000 a year based on 20 week-long and 8 short-break bookings (£423/week winter, £757/week mid-season, £967/week summer). The owners are happy to include the contents of the house.

Perran Foundry
Perran Foundry was built in 1790/1791 to supply machinery for the Cornish mining industry, from beam engines used to pump the mines dry to water wheels, winding engines and boilers, with an export trade reaching as far as South Africa, Australia and America. When mining declined towards the end of the 19th century the foundry closed, later becoming an animal food mill before falling into disrepair. It’s now considered one of the most important industrial sites of its period in the area, reflected in its Grade II Listed status. A raised leat at the rear of the cottage once carried water from the River Kennall, and the tidal creek nearby brought Norwegian timber ships into Perran Wharf, the origin of the name of the local pub, The Norway Inn.
