Historical Note

Prior to our client purchasing in 2014, the property became available on the open market for the first time in 140 years. The previous owners informed us "the property was built in the 1870s by a local harbour pilot, Frederick Watts, for himself, his wife Hannah Maria and their children, and has remained in the family ever since as a home for four generations". The Watts / Vincent / Collins family are an old St Mawes family with connections to seafaring. The previous owner's late father, Ernest Vincent, served in the Royal Navy and was awarded a medal for his part in the Battle of Jutland during World War One. The family are descended from William Fittock, who was Mayor of St Mawes in the 1740s. The property was divided into two flats in the late 1960s by the simple expedient of reversing the staircase, with the upper flat becoming literally a granny flat for Ernest Vincent's widow. Due to the original property being beyond economic repair, under Planning Application Number PA15/02162, permission was granted in 2015 for the property to be knocked down and re-built into one spacious 4 bedroom three storey semi detached house with ancillary outbuilding and an expanse of open plan living space on the ground floor. Under PA15/08894, conditions 4 and 5 of the original planning permission were discharged being deemed as acceptable and satisfied by the local planning authority.

Location

This enchanting south facing harbour village of St Mawes is found on the eastern side of the Fal Estuary, in an Area of Outstanding Natural Beauty, with much of its surroundings owned by the National Trust. The village is centred round its quaint harbour, its own beaches and Castle. It has a wide range of amenities, which are open all year, butchers, bakers, convenience store, post office / newsagent, doctors, hairdressers, dentist, pharmacy, village hall, church, delicatessen and clothing shops including Fat Face. The village also has two public houses, and an excellent range of cafes, restaurants, art galleries, gift and ice cream shops. Olga Polizzi's Hotel Tresanton and the chic Idle Rocks Hotel have fine dining restaurants and both lure the rich and famous.

St Mawes

St Mawes has long been one of the West Country's more desirable and exclusive destinations. It has recently been awarded by 'Which' as the "top seaside town in the UK". The village has superbly varied and accessible sailing waters and an active sailing club with a full programme of village regattas, club races and various national championships to cater for all ages. There is an all year round pedestrian ferry service to and from Falmouth and a seasonal ferry runs to Place, providing access to the scenic walks on the National Trust owned St Anthony Headland.
