Please view our professional video which will show off some of the properties features and its unique location.

Nightingale Mews is an exclusive gated development of twelve houses in the Driffield Road conservation area, first built in 1998 in an envious location on the corner of Kenilworth Road and Chisenhale Road, with eleven of the houses (including this one) backing directly onto the Hertford Union Canal.

Attractive communal garden, welcoming and warm community amongst Mews residents. There is a small service charge of around £800 PA towards the upkeep of the communal exterior spaces with its secure vehicle fob operated gate onto Kenilworth Road and two pedestrian gates on both Grove Road and Kenilworth Road.

In 2019, our vendors creatively renovated this property, their home at that time. The renovation included opening up the ground floor into one impressive room with underfloor heating, ceramic tiled floor, a stylish new fitted kitchen and new hardwood French doors onto the private terrace onto the canal. They also created a utility room off the kitchen housing the washing machine and second sink.

Our vendor moved home and has rented the house for last few years. When they lived in the property, they used the first floor rear room with the balcony overlooking the canal as another sitting room. Currently the tenants use this room as one of four bedrooms.

There are new wooden floors on the landings and all the bedrooms, with stylish anthracite column radiators in the upstairs rooms. As well as additional electric underfloor heating installed in both bathrooms.

Both the first floor bathroom and the second floor shower room have been refitted with elegant contemporary fitting and high quality tiles.

The combi gas boiler has been installed in the loft to create space downstairs. The loft is accessed via a smooth operating loft hatch, with an easily extendable ladder, the loft has been fully boarded providing a huge storage area.

There is small garden at the front of the house that has been prettily planted.

This house will make a wonderful and comfortable family home it is located in an exceptionally desirable location on the canal and close to Victoria Park.

Mews charges: £800 annually, £200 paid quarterly.

The service charge is paid to Nightingale Mews Management Limited, a company in which each owner/household has a single share (12 in total). The service charge is spent on the upkeep of the shared facilities/areas (for example, shared garden, gates, driveway, fences). The owners meet at an online AGM once a year to appoint a secretary, treasurer and chair, with other members supporting. Through this arrangement the owners determine and allocate the service charge based on needs. This is a very simple company, run collaboratively and with community in mind. The service charged increased once from £150 to £200 per year in 2018 (agreed and voted on at an AGM). This is the only increase since our vendors were owners.

There is a sinking fund (£4,854.67 ). The vendors are not aware of any major works planned that would impact the service charge going forward. The Mews recently installed a new automated security car gate, with key fobs for all residents. This has been paid in full.

The Roman Road and Bow Neighbourhood

This sought after neighbourhood is a thriving, highly desirable and lively place to live, with good schools, beautiful green spaces and a well-known food and drink culture. The excellent transport links provide easy access to the City, Canary Wharf and beyond, making it an ideal location for professionals and families alike.

Kenilworth Road and the other Victorian streets of the Driffield Road Conservation area are not only an architectural delight, but they are very friendly and have a strong community feel, and the house is in the catchment area of the popular Chisenhale Primary School.

Despite the quietness of the immediate locality, the Roman Road and Bow in general, provide bustle and life with a plethora of independent cafes, bars and restaurants to choose from and a variety of convenience stores are at hand. From independent boutiques to well-known high street brands, there is something to suit all tastes and budgets.

The famous Roman Road Market offers an eclectic mix of vintage clothing, fresh produce, and artisanal goods, and there is a Sunday food market in the park, with Broadway and the Columbia Road Flower Markets, a 20-minute stroll along the picturesque Regents Canal.

Mile End tube station is just a short walk away from where the Central, District, and Hammersmith and City lines can be accessed, providing easy access to all parts of the city.  Express coaches to Stanstead Airport leave from Mile End, and from Whitechapel, two stops west of Mile End, Heathrow Airport can be reached in 35 minutes via the Elizabeth Line.   There are also excellent bus links, including the number 8, 277, 425 and 339 buses, making it easy to get around the local area in all directions and beyond.

Victoria Park, which is a 213-acre park that was opened in 1845 and is one of the oldest public parks in London. It features a large lake, numerous walking and cycling paths, playgrounds, cafes, and sports facilities. The park also hosts various events throughout the year, including music festivals, food markets, and sporting events. It is considered one of the most popular and well-loved parks in London, providing a peaceful escape from the hustle and bustle of the city. The Olympic Park and London Stadium are a 20-minute walk away, and the Regents Canal, that flows beside Victoria Park, connects Limehouse Basin and the Thames to the South and Islington to the north.
