A BEAUTIFUL DOUBLE-FRONTED TOWNHOUSE IN THE HISTORIC HEART OF THE TOWN, A SHORT WALK FROM THE QUAYSIDE, GALLERIES, RESTAURANTS AND YACHT CLUBS

Setting The Scene - The Old Library lies behind St Fimbarrus Church in the very heart of Fowey, just a few hundred yards from the Royal Fowey Yacht Club and water's edge and below the magnificent Place House, home to the Treffry family since the13th century. Protected by a narrow harbour entrance between two castles on the south coast of Cornwall, Fowey remains largely as it has been for years, with narrow streets winding through the town near the water's edge. The Royal Fowey Yacht Club and Fowey Gallants Sailing Club largely bookend the town with plenty of interesting shops, galleries, deli-cafes and restaurants in between.

Steeped in maritime history and a haven for the keen sailor today, the harbour is full of deep water moorings and the estuary provides access to St Austell Bay and the rest of the spectacular south Cornish coastline, including the Fal Estuary and Helford River further west. Much of the wooded banks opposite Fowey are in the ownership of the National Trust, and the exceptional coastal footpath known as The Hall Walk runs between Polruan and Bodinnick. The popular novelist Daphne du Maurier came to Fowey in her early twenties and lived for a time at Readymoney Cove.

Despite this idyllic waterside setting, Fowey is only 3 miles from the main London-Penzance main railway line, with an overnight 'sleeper' service from either Par or Lostwithiel.

History - The Old Library was originally built as the Fowey Vicarage in the early 18th century. By the early 19th century it was run as a boarding house and during the war it housed the town's ARP unit. After the end of the war it became the offices of Fowey Town Council and then the town library. At this time the concrete floors were installed in the first floor to support the weight of the bookshelves. This colourful history is perhaps not surprising given its position next to Place House and St.Fimbarrus Church in the very heart of the town.

The Tour - One enters the house into a fabulous open-plan living room spanning the width of the house. There are wooden floors and sash windows with window seats overlooking the tree lined Church Avenue. At one end of the room is a sitting area with wood burner on a slate hearth, while at the other is a four-over gas-fired AGA.

Steps rise up to the snug area, where the staircase also rises up to the bedrooms on the first floor. From the snug, there is a cloakroom/WC at the back of the house and a garden room with slate-flagged floor. Doors from the garden room give access to the basement utility room and a further cellar store.

On the first floor, the main bedroom is at the front of the house, overlooking the church and has built-in wardrobes and an en suite shower room. The second bedroom also is at the front of the house with church views, while two further bedrooms and a bathroom are at the rear of the house.

The Great Outdoors - At the back of the house at first floor level lies a wonderful, surprisingly spacious mediterranean-influenced walled garden, which is part paved, part decked in composite and well planted. There is access to and from the ground and first floor of the house.

Services - Mains water, drainage, electricity, and gas. Gas-fired central heating and AGA.

Distances (All Distances Approximate) - Royal Fowey Yacht Club 400 yards, Fowey Gallants Sailing Club 0.5 mile, Bodmin
(A30) 12 miles, Truro 24 miles, Par Station (main line to Paddington) 5 miles, Newquay Airport 22 miles,
