The owners say:
"After 18 very happy years, we will miss living in this lovely and gracious Victorian house, but we feel that the time has come to downsize, hand over the property to new custodians, and move onto another stage in our lives. We have had amazing times here – parties, family events and even concerts - and hope that the new owners will appreciate the many unique qualities the house possesses, and come to love it as much as we have done."

Why we have loved living here

"Still retaining many of its original classic Victorian features, the generous space on both the ground and upper floors has allowed us to use the house in flexible ways – a study here, a guest room there etc. However, we have always regarded the large kitchen as the heart of the house, and the Aga has added greatly to that sense of cosiness that the kitchen and breakfast room exudes on a cold winter’s evening. This has led to some memorable supper parties around the kitchen table, as well as more formal evenings in the dining room.
A great joy of living here has been the garden and its various seating areas – table and chairs near the pond, a secluded terrace to the rear of the garden and a patio area near the house. From dawn till dusk, it’s always possible to find a warm and comfortable spot when the sun shines. A further delight of the garden is not being able to tell immediately where the boundaries lie, and the mature planting gives a real sense of being in the country, despite the closeness of London. The many shrubs and trees of the area encourage a profusion of birdlife, and over the years we’ve enjoyed identifying the numerous types of birds that inhabit the garden.
Harold Road has a great sense of community and we have enjoyed getting to know our neighbours, many of whom have lived here for years. When the lockdown arrived, a street WhatsApp group was started so that we could all keep in touch with one another. It is still going strong, even though we can now see each other in person. The Upper Norwood Recreation Ground in Harold Road gave us a nearby place to exercise in lockdown and there is now a local group dedicated to its upkeep and use as a street community meeting hub.
The house is in close proximity to the Triangle (the centre of Crystal Palace) with its many independent shops and eateries, plus the Saturday Street Market – all easily walkable, but because of the street layout, in no way intrudes on the peace of this house and its garden. We have much liked using the amenities of the Triangle – from the cinema through to the local independent shops and many restaurants. In addition, with two rail stations, travel into central London has enabled us to feel part of London’s artistic, musical and theatrical life, as well as enjoying what’s on offer closer to home."
