Situated on Away Resorts 'Newquay Bay Holiday Park' is this 2022 Victory Lochwood 38ft x 12ft two bedroomed holiday home. The property can be used 12 months of the year and comes furnished and ready to go.
The living area has a kitchen with a range of contemporary cupboards and drawers, There is an integrated fridge/freezer, built in gas oven and hob and microwave. The living room has a dining area with table sand chairs. The sitting area provides plenty of seating for visitors with sofas a media wall with cupboards and fitted electric fire. There are two bedrooms, the master bedroom with fitted wardrobes and matching dressing table and en suite. The further bedroom has twin beds and wardrobe. The main shower room has an enclosed shower. The property comes complete with PVCu double glazing throughout and LPG central heating. Externally there is an enclosed private deck and two parking spaces.
Newquay Bay Holiday Park is situated close to Porth Beach and on the outskirts of Newquay. The park has an indoor pool with sauna and steam room, a bar and restaurant as well as a handy convenience store. Owners are able to use the holiday home 12 months of the year.
IMPORTANT INFORMATION
This is a holiday resort and you are able to use it 12 months of the year however, owners are not permitted to use it as their main home.
The holiday home comes with a 20 year licence and a three year warranty. Buyers will need to complete paperwork with the resort, go through the terms and conditions and provide proof of address for their main residence. You will also be able to discuss any questions that you have about the resort. The resort currently closes over the winter period but you are able to use the holiday home 12 months a year.
COSTS
The annual pitch fee for this holiday home is currently £5776.40, but no payments are due until 2026. The property operates on metered electricity and LPG gas, with owners receiving bi-annual bills. Broadband is also connected to the unit and is included in the pitch fee. Additionally, there is a fixed charge for water usage and non-domestic rates.
If you decide to buy the holiday home then 15% of the sale price plus VAT is payable to the park in addition to the purchase price.
