GENERAL DESCRIPTION
The land is situated on the south side of Ravens Bank and to the east of Stoton’s Gate. It is approximately 3 miles south of Holbeach, 2 miles west of the village of Sutton St James, 1.5 miles north of Holbeach St John and about 6 miles south east of Spalding.
LAND AND SOIL CLASSIFICATION
The land is all Grade 2 according to the Land Classification Map of England and Wales. The land is of the Wallasea 2 Soil Series which is described as deep stoneless clayey soils, calcareous in places and suitable for a variety of arable cropping.
FIXED EQUIPMENT
The land is bare land – there is no fixed equipment.
SERVICES
As far as we are aware, no services are connected to this land. Those who may require a service connection of any type, must make their own specific enquiries with the relevant utility/service providers as to availability, cost and practicality of connection.
RIGHTS OF WAY, WAYLEAVES AND EASEMENTS
The land is offered for sale subject to, and with the benefit, of all existing rights including rights of way whether public or private, light, support, drainage, water and electricity and other rights, easements, quasi-easements and all wayleaves whether referred to specifically in these Particulars or not.
PROPOSED UNDERGROUND CABLE
The land is subject to a proposed National Grid Electricity Distribution Deed of Easement regarding the installation of two 33Kv underground circuits plus communication cables and associated apparatus. Further information is available from the Selling Agents.
PROPOSED GRIMSBY TO WALPOLE – NATIONAL GRID ELECTRICITY TRANSMISSION
From the present National Grid interactive map, the National Grid Electricity Transmission Grimsby to Walpole scheme, as part of The Great Grid Upgrade, may pass to the south west of the field. Further information may be available from National Grid.
TENANTRIGHT AND DILAPIDATIONS
There will be no claim made by the outgoing tenant for Tenantright/Unexhausted Manurial Values. There will be no counter-claim allowed for dilapidations on entry (if any).
DRAINAGE RATES
The land is subject to payment of the annual Drainage Rates to the South Holland Internal Drainage Board. The annual payments for the 2025/2026 Rating Year are: £249.61 (subject to IDB confirmation).
UNDER-DRAINAGE
We have no information regarding any under-drainage on the field.
TENURE/POSSESSION
The land is available for sale with the benefit of freehold tenure. Vacant possession will be available upon completion.
TITLE
“Possessory” Title has recently been granted by HM Land Registry (Title No. LL436562). A copy of the title document is available upon request.
DELINKED PAYMENTS
The outgoing tenant will receive the benefit of the Delinked Payments for the 2025/2026/2027 relevant years. There will be no payments available for the purchaser.
CONTRACTS AND QUOTAS
There are no contracts nor quotas available with the sale of the land.
SPORTING AND MINERAL RIGHTS
The Sporting and Mineral Rights are included in the sale of the land in as far as they are owned by the Vendor.
ENVIRONMENTAL SCHEMES
None of the land has been entered into any Environmental Schemes to date.
VIEWING
Interested parties are invited to walk the land during daylight hours with a set of these Particulars to hand. They should at all times and for the protection of their own personal safety, take appropriate precautions to ensure that no damage occurs either to themselves nor to the land, nor any crops nor part thereof nor any tenant’s machinery or equipment on the land.

BOUNDARIES
The successful purchaser shall be deemed to have full knowledge of the extent of all boundaries and the land generally. The southern boundary will be marked by 2 posts after harvest as it adjoins land which has previously been farmed and owned by the Mawby family.

HOLDOVER
No holdover will be required. The 2025 crop of wheat has now been combined.

There is a overhead electricity line with poles that crosses the field in a north-west/south-east axis.
