Location
The spectacular setting of Symonds Yat is situated in the heart of the Wye Valley Area of Outstanding Natural Beauty. The location is famed for its phenomenal river scenery, woodland expanses and limestone cliffs. There are a multitude of reputable riverside pubs and restaurants which are exceedingly popular with local residents and tourists alike.
There are many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire.
The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School which has been graded as 'Outstanding' by Ofsted. The popular community-spirited village shop, Woods of Whitchurch, stocks locally-made produce, fresh fruit and vegetables, various essentials and also operates as a coffee shop and takeaway. In addition, Whitchurch also boasts a village hall, an MOT centre, a highly-commended hospitality venue - The Old Court Hotel, plus a post box and bus stop.
Symonds Yat is just two miles from the Welsh border and centred between the two popular market towns of Ross-on-Wye and Monmouth, both of which offer highly-regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently-owned shops.
High Croft is within easy access of major road networks; the A40 is around a mile away and the east-bound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, and this gives good access to the M5 - leading to Birmingham to the north and Bristol to the south.

The home at a glance
The entrance to the ground level of the property is sheltered underneath the balcony on the first floor. This leads into a spacious reception hall - an attractive space that features spotlights and a chic tiled stone floor.
On the left-hand side of the hall, there is an oak staircase progressing to the upper levels of the home, whereas the doors on the right-hand side lead into the various rooms. There are three bedrooms on this storey, all of which contain French doors which let plenty of natural light cascade in. One of these bedrooms also features an en-suite shower room, and there is also a family bathroom - complete with a bath, a walk-in shower with both a drench shower head as well as a handsets - and a WC and a basin. There is also a circular chrome heated towel rail.
The first floor of the property hosts a grand open-plan space which houses the sitting room, dining room and kitchen. Plenty of sunlight pours in to this dual aspect space through three skylights, two sets of sliding doors, as well as a set of French doors which all lead out to the large balcony. The area carries a multitude of gorgeous features; a vaulted ceiling creates an even larger sense of space and this is beautified by the ceiling trusses. There is also an engineered oak floor, plus a rotating wood burning stove in the centre of the room and, during the colder months, these crackling logs provide a cosy atmosphere.
The well-equipped kitchen includes an integrated dishwasher and fridge/freezer, a combination microwave/fan oven, a conventional oven, a gas hob with a pop-up extractor fan and on-trend concrete worktops. There are also plenty of floor and eye-level cupboards, giving plenty of storage space. A separate utility room gives an additional storage, a sink and space and plumbing for a washing machine.
The master bedroom is also found on this level of the property and this features another set of French doors which lead to the balcony. This room also includes an en-suite washroom which has a WC and basin.
Across the landing, there is another shower room which features a double walk in shower which, like that in the family bathroom and en-suite shower room – also comes with both the drench shower and handsets.
The third floor of the property includes the fifth bedroom, which is presently utilised as a study. This light-streamed, dual-aspect space includes a pitched ceiling and has enough space to add an en-suite washroom if required (STP).

The outside space
The balcony wraps around the first floor of the property and gives a fantastic outdoor living space; it is an excellent spot to enjoy the views of the River Wye as well as the surrounding wooded hills and patchwork fields.
At ground level, there is also an expansive patio that is sheltered by the balcony above. Each of the bedrooms on the ground floor lead out to this, therefore it offers an ideal spot to sit with a book or enjoy a cup of coffee in the morning. Beyond this patio, there is a small lawn area bordered by shrubs.
