A thoughtfully and artistically renovated, semi-detached, 1930's villa, which has been significantly enhanced by the current owners who have an eye for detail and a flair for interior design. With a creative extension, reconfiguration of the layout and a spectacular dual aspect loft conversion there is now almost 1500 sq ft of vibrant, beautifully presented accommodation which has been fully restored using fine craftsmanship, elegant fixtures, and a bold palette of Farrow & Ball and Little Greene paints.

Period features are found throughout, with cast iron fireplaces, stripped pine floors, picture rails and original 1930s doors. These are combined with modern conveniences and indulgent luxuries such as Lusso Stone bathrooms, a modern newly fitted kitchen and bespoke joinery. Every effort has been made to ensure the property runs efficiently with new or restored windows, underfloor insulation, a new roof, a full rewire and brand new smart central heating system.

Bramble Villas occupies an enviable position with a sunny southwest facing garden, and driveway for several cars. It is situated a short walk from Wye's village amenities, excellent schools and efficient train links to London.

The original front door opens into a spacious entrance hall with stairs to the first floor and access to the wash closet and utility room.

To the left there is a charming sitting room with open fireplace encompassed by an intricate surround and shelving fitted within the alcoves.

The entrance hall further opens into a large open plan family room bathed in natural light from the large rooflight and extensive glazing that runs the full width of the extension.

The kitchen has an array of navy units combined with open shelving and finished with a composite stone worktop. Many appliances are integrated and include a dishwasher, double oven, and induction hob.

The stripped pine floorboards have been beautifully sanded and run seamlessly throughout the ground floor.

The new staircase rises to the first floor where one will find two double bedrooms and a luxury family bathroom comprising a freestanding bath, separate shower, WC and Lusso Stone basin, all finished with Grohe fixtures. A new staircase leads to the second floor and principal bedroom, with stunning dual aspect views and an en-suite shower room with the same luxury finishes as the main bathroom

OUTSIDE:

To the front of the property there is a gravelled driveway large enough for several cars, whilst to the rear, French doors open onto a southwest facing garden terrace.
The rest of the garden is mainly laid to lawn and bordered by new fencing and beautiful mature trees at the far rear which offer a great deal of privacy and delicate shade.

SITUATION:

The picturesque village of Wye sits in an Area of Outstanding Natural Beauty (AONB) with the North Downs as a backdrop. This extremely well-connected village benefits from rail services to Ashford International, Canterbury and London St Pancras International door to door in 51 minutes. The M20 can be easily accessed from both Junctions 9 & 10, and 10a.

Wye has become one of the most picturesque villages in Kent and was voted the third best village to live in by the Sunday Times, where it was regarded as a 'super village'. It is well served by a range of shops, including a Co-Op, a wholefood shop, farmers market, a newsagent, and a chemist. The village also benefits from a doctor, a dentist, and several pubs, including The Tickled Trout, The Flying Horse and The Kings Head. The Lady Joanna Thornhill primary school boasts an Outstanding grading by Ofsted and is the main feeder school to the Wye Free School. Excellent private schools are also close by, as are the Grammar Schools in Ashford.

Further afield Canterbury lies 10 miles to the east of Wye. Canterbury is a vibrant University city with a magnificent Cathedral, the award-winning Marlowe Theatre and a wide range of shops and restaurants. Ashford, 4 miles to the west has excellent road and rail links to London and recreational facilities including the McArthur Glen Designer Outlet Centre, cinemas, and leisure centres.

The nearby market town of Faversham has a wide range of high street shops and independent retailers which adorn its attractive high street and its bustling market square. The town also offers excellent leisure facilities with an indoor and outdoor swimming pool, a cinema, a large park and numerous pubs and restaurants. It has a good selection of primary schools and two secondary schools, one of which being the renowned Queen Elizabeth Grammar School.
