A spacious three bedroom end of terrace house for sale in the popular area of Leyton. While the property would benefit from some modernisation, this is a wonderful family home with generous space inside and out, plus plenty of potential for further development. Leyton is a sought-after area with exceptional access to amenities.
On a quiet street with resident’s only parking, the property occupies a large plot with a gated driveway and garage to the side, along with secure access to the rear of the property, via a gated pathway between the garage and house. There are nice architectural touches typical of the period of the property, with a double height bay window and well preserved original front door and side glazing with canopy above. The façade is rendered and finished in a soft cream. The welcoming front garden is accessed via a separate pedestrian gate, set into the low stone garden wall, with a small set of steps up to the green painted front door.
Step through the front door and you’ll find yourself in a bright and spacious hallway with stairs to the first floor and access to the ground floor rooms. There’s a grey patterned carpet which extends to the reception room, stairs and landing, along with complementary wallpaper. Natural light floods in from the extensive glazing to either side of the front door and there’s also a large central heating radiator to guarantee a warm welcome.
The first door to the right leads into the generous reception room, where you’ll note a stone-clad fireplace and hearth, with timber cladding to the chimney breast and attractive coving to the ceiling. The large bay window which looks out to the front garden brings in abundant natural light and would be an ideal spot for a bespoke window seat or a stylish armchair as a focal point. The room offers space for a large family’s worth of comfortable seating, a large entertainment unit and all the associated storage furniture essential for modern family life.
Opposite the bay window is a set of glazed sliding doors which provide access to the equally generous dining kitchen, and ensure that natural light flows throughout the downstairs of the property. The kitchen offers an array of base and wall cabinets in a shaker-style pine finish, with light coloured laminate work surfaces. There’s also a matching pine dresser built into an alcove to provide additional storage and workspace. The room is large enough to accommodate a family dining table, and there’s a free standing stove, large radiator and wall-mounted central heating boiler.
The rear wall of the kitchen is extensively glazed and has two glazed doors, one which leads into a lean-to conservatory and a second which leads to a covered patio. We’ll take the door to the conservatory first, which makes an ideal additional seating area and can also be used as utility space for a washing machine. A side door leads to the covered patio, which uses an extension of the glazed conservatory roof to offer an all-year-round outdoor seating area, and continues to the side of the property where there’s the enclosed access to the front of property.
The wider than average plot allows for a large rear garden, which is currently laid to a combination of lawn and borders with mature shrubs. The garden’s south-west facing aspect makes this the ideal location for outdoor entertaining and would benefit from an extension of the outdoor seating area to further increase space for lounging and dining. There’s also a useful timber out-building to the side of the terrace.
We’ll return to the house via the kitchen and into the hallway, where to the right is a useful understairs storage cupboard. Back through the hall and we’ll head up the stairs now, with its white painted balusters and timber newel post and handrail, leading to the spacious landing which affords independent access to each of the rooms on the first floor.
The first door to the left takes you into the family bathroom. The walls are fully tiled with cream and brown mottled pattern ceramic tiles and there’s a practical contrasting vinyl floor. The white three piece bathroom suite comprises a bathtub, W.C. and vanity unit with inset washbasin. There’s a large window with frosted glass, a wall mounted mirror and a large radiator.
Back onto the landing and the next room to the left is bedroom two. This is a large double room which looks out onto the quiet rear garden through a large window. There are full height built-in wardrobes with storage above to either side of the chimney breast, and plenty of space for a large double bed, bedside cabinets and additional storage. Decoration is simple with white walls and a warm tan coloured carpet. There’s generous wall space for your favourite artwork and the chimney breast would accommodate a large, mounted mirror and would also be the ideal location for a dressing table below.
Return to the landing and now into the bright and airy main bedroom. Here you’ll find an extensive run of built-in wardrobes with storage above and, befitting its status as the main bedroom, an impressive bespoke dressing table built into the bay window with drawers either side – a luxury that fits well into the scale of this room. There’s plenty of space left for a double or king-size bed plus additional storage furniture. Once again, there’s a tan carpet and walls are finished in a warm and calming rich cream. There’s also a large radiator to guarantee a comfortable night’s sleep.
The final room off the landing is bedroom three. Lying to the front of the property, this room would be an ideal child’s bedroom with space for a single bed and additional storage furniture. This room could also work well as a study with room for a large desk and bookcases. Decoration follows the theme of the other bedrooms with a tan carpet and light coloured walls – on this occasion, finished in a wallpaper of warm cream and taupe.
Leyton is, for good reason, a very popular location. Although the immediate vicinity is a quiet residential area, all the amenities you could ever need are close by. The thriving centre of Leyton is on the doorstep, with its many shops, bars, restaurants and other amenities. There are many excellent hospitality businesses within a few minutes’ walk, including Mar & Terra with fabulous steak and seafood, Ohba Leaf Japanese Kitchen and Uffizzi Italian restaurant. There are also supermarkets and retail parks within easy reach. The area offers exceptional transport links, with easy access to Overground, Victoria and Central line stations, as well as multiple bus services on the doorstep and there’s easy access to the A12 which will get you to the North Circular and M11 in just a few minutes.
For those occasions where you feel a little more active, Abbotts Park has tennis courts and Leyton Leisure Centre, with its gym and swimming pool is just five minutes’ walk. Leyton is also surrounded by some of London’s favourite green spaces, including Queen Elizabeth Olympic Park, Hackney Marshes, Wanstead & Leyton Flats, Hollow Pond and the Walthamstow Wetlands Trust.
Sellers comments..."We have had this house in our family for 60 years, and are selling it due to a bereavement. The main benefits to us have always been the side plot, large garden and the garage, and whilst we know the house needs modernisation we feel it has excellent potential to be a lovely spacious family home."
